How to Become a Licensed Real Estate Agent in Turkey (for Foreigners)

Foreigners who hold a Turkish residence or work permit (foreigner ID starting with 99) can become licensed real estate agents in Turkey. The official credential is the MYK Sorumlu Emlak Danışmanı (Level 5) certificate. Brosis Enstitü — TÜRKAK-accredited (AB-0169-P), MYK-authorized (YB-0166) — normally holds this exam in Turkish and can administer it in English on request.

What the certificate does — and does not — cover

It does
  • Qualify you as a Sorumlu Emlak Danışmanı (responsible real estate consultant) — the role Turkish regulation requires a real estate business to have.
  • Count in all 81 provinces, and appear on e-Devlet, Turkey’s government services portal.
  • Stay valid for five years from the date of issue.
It does not
  • Replace a work permit. A foreign national still needs a separate work permit from the Ministry of Labour and Social Security to be employed or to run a business.
  • Replace the TTBS (Taşınmaz Ticareti Yetki Belgesi). That authorisation is issued to the business by the Ministry of Trade; the MYK certificate qualifies the person, and holding it is one of the preconditions checked when a TTBS is applied for.
  • Get issued on request or on payment. It is awarded only by passing the MYK exam.

You do not need to buy a course

No training course is a legal precondition for this certificate, and Brosis Enstitü does not sell training. Under ISO/IEC 17024 a certification body must remain impartial, which means it cannot both train candidates and certify them. If a provider tells you that you must buy their course in order to be certified, treat that as a warning sign — and verify that the body is actually authorised by MYK before paying anyone.

Can foreigners become real estate agents in Turkey?
Yes. Foreigners with a Turkish residence/work permit (ID starting with 99) and basic education can obtain the MYK Sorumlu Emlak Danışmanı (Level 5) certificate. A work permit is required to actually work as an agent.
Is the exam available in English?
The exam is normally held in Turkish. On request, Brosis Enstitü can administer the MYK real estate exam in English, Russian, Arabic or Persian. Scheduling for foreign candidates is arranged individually, so contact us before applying.
What is the MYK certificate?
The official, government-recognized professional competence certificate (Sorumlu Emlak Danışmanı, Level 5, code 17UY0333-5). Valid 5 years, visible on e-Devlet, required to work as a responsible agent or open an office.
How much does it cost?
The exam fee is 14,250 TRY, paid to Brosis Enstitü — this is the only amount Brosis collects. Candidates who pass additionally pay a 1,500 TRY certificate printing fee to MYK (the Vocational Qualifications Authority), not to Brosis. Candidates who do not pass do not pay that fee.
Do I have to take a course first?
No. There is no course requirement, and Brosis Enstitü does not sell training or preparation courses. Under ISO/IEC 17024 a certification body must stay impartial, so it cannot both train and certify the same candidate. Anyone who meets the eligibility conditions can sit the exam directly.
What is the passing score?
Each unit is assessed separately and requires at least 70 out of 100. The A1 unit (occupational health, safety, environment and quality) is assessed by multiple-choice theory only; the other units combine theory with a practical assessment.
Is the certificate the same as a work permit?
No. The MYK certificate proves professional competence. A foreign national still needs a separate work permit from the Ministry of Labour and Social Security in order to be employed or run a business in Turkey.
Is it the same as the TTBS (Taşınmaz Ticareti Yetki Belgesi)?
No. The MYK certificate qualifies a person; the TTBS authorises a business to trade in real estate and is issued by the Ministry of Trade. The two are linked: the TTBS application checks that the responsible consultant holds the professional qualification, so the MYK certificate is one of the preconditions for opening an office.
How long is it valid and how do I renew it?
Five years from issue. There is no annual membership fee during that period. At the end of five years it is extended either by a renewal exam or by submitting an evidence portfolio.
How can the certificate be verified?
It appears in the MYK Certificate Holders registry and can be verified through Turkey’s e-Devlet portal. You can also verify that the certifying body itself is authorised — always check this before paying anyone.
